After trying to hammer out last-minute details with Palo Pinto General Hospital staff Tuesday, on the proposed Medical Office Building, or MOB, members of the Skiles Group, a Dallas-based general contracting firm, presented hospital trustees an almost-complete proposal.
Executive Vice President Dwayne Hodges explained that there are a few details remaining for the hospital and Skiles Group attorneys to examine, but lacking those the proposal was complete.
He explained that the proposed cost of the building was $5.847 million, but there were a few late additions amounting to nearly $500,000.
These include: interior and exterior signage; conduits, cabling, fiber optics and security devices between the MOB and hospital; and furniture, equipment and art, which would finish out the building project for a total of just over $6.4 million.
“This number is not the entire building,” explained Harris Brooks, hospital CEO, who added that there would be some office suites that would be “shelled in” or unfinished until later, when leased.
“The basic needs will be there,” he said. “As we rent them out, then you build the walls.”
The hospital was able to save on spending in two areas – the Geotechnical survey on the soil and ground underneath the proposed building has already been done and the City of Mineral Wells waived the building permit, according to Tuesday night's presentation.
Although some members of the board initially discussed making a motion to provisionally approve the Skiles' plan with further legal advice – expected to be finished by Thursday – PPGH trustee J.C.
Colton said he preferred they call a meeting to approve the contract after the details are hammered out.
“I'd rather have everything in front of me,” he said, including legal comments.
The hospital district will likely post a meeting in the coming days to approve the building construction contract.
Brooks said they hope to break ground soon, in July, and the project is expected to take about 10 months.
